The building
Waterclub is a three-tower complex spanning 208–218 Queens Quay West and 8 York Street, all rising 37 storeys. The first phase completed in 2004, with Waterclub II following in 2005. It was a fast, coordinated build-out by Kolter Group that gave the complex a consistent look and amenity package across all three towers, instead of the tower-by-tower variation you sometimes see in older phased developments nearby.
At 1,186 suites total, this is one of the larger addresses on the Quay. That gives you more resale comparables to work with when pricing a unit, and a genuinely active building with more going on. It also means a bigger, busier building than boutique options like Admiralty Point.

This is the building's strongest selling point. Waterclub offers dual indoor and outdoor pools, a rooftop terrace with BBQs, a full gym, a library, a lounge, a party room, and billiards. It also has fully furnished guest suites, a genuine rarity, that residents can book for visiting family or friends instead of squeezing them onto a pull-out couch. Add 24-hour concierge and this reads more like a resort than a typical Toronto condo.
Fees & what to verify
A building with this much shared amenity space carries the maintenance cost of running it. Pools, guest suites, and a staffed lounge don't maintain themselves. Before you waive a condition here, get clarity on how much of the fee is amenity upkeep versus building reserve. Ask for the reserve fund study date too, since the building is now two decades old and due for a realistic look at major systems like elevators, pool mechanicals, and roofing.

It's also a strong fit for buyers who want more resale liquidity. With over a thousand suites in the complex, there's usually more to compare a listing against than in a 60- or 130-suite building.
